1. Who We Are and Scope

Ras Equity Real Estate LLC (“Ras Equity”, “we”, “us”, “our”) is a private real-estate counsel and brokerage firm based in Dubai, United Arab Emirates, serving principals, family offices, investors, owners, buyers, landlords and tenants across the UAE and internationally.

This Privacy Policy applies when you visit the Website, submit an Enquiry, communicate with us, attend a viewing or event, or engage us for services. We process personal data in accordance with UAE Federal Decree-Law No. 45 of 2021 Regarding the Protection of Personal Data (“UAE PDPL”), its applicable implementing measures and other applicable laws. Different rules may apply where processing is subject to a free-zone or foreign data-protection regime.

2. Personal Data We May Collect

• Identity and contact information: name, telephone number, email address, nationality, correspondence address and preferred language.
• Enquiry and engagement information: property interests, requirements, budget, location, timeframe, investment intent and mandate details.
• Transaction and compliance information: identification documents, visa or residency information, beneficial ownership, signatures, bank or payment information, source-of-funds/source-of-wealth information and KYC/AML records where required.
• Property and relationship information: ownership or tenancy details, viewing history, offers, negotiations, introductions, preferences, feedback and service history.
• Communications: emails, telephone notes or recordings where lawful, WhatsApp and other messaging records, meeting notes, documents and correspondence.
• Technical and usage information: IP address, device and browser information, pages viewed, referral source, approximate location, cookie identifiers and analytics data.
• Marketing information: communication preferences, campaign interaction and consent or opt-out records.
• Information from third parties: developers, owners, landlords, brokers, portals, referral partners, public records, screening providers, authorities and service providers, where lawful.

We do not intentionally collect special-category or highly sensitive data unless it is necessary, proportionate and lawful, and any required consent or safeguards are in place.

3. How We Collect Data

• directly from you through forms, calls, emails, messaging applications, meetings, events, viewings and documents;
• automatically through cookies, analytics and Website logs;
• from transaction counterparties, developers, owners, landlords, portals, referral sources, public registers, authorities and professional advisers.

4. Purposes of Processing

We may process personal data to:

• respond to Enquiries, qualify requirements, schedule meetings and viewings, and recommend properties or services;
• provide brokerage, advisory, negotiation, transaction coordination, after-sales and related services;
• create and maintain CRM, relationship, introduction and transaction records;
• conduct KYC, AML, sanctions, fraud-prevention, conflict and other compliance checks;
• prepare offers, forms, agreements, invoices, reports and transaction documentation;
• communicate relevant listings, opportunities, market intelligence, events and firm updates;
• operate, secure, analyse and improve the Website, services, campaigns and client experience;
• manage suppliers, professional advisers, referrals, complaints, disputes and legal claims;
• comply with legal, regulatory, accounting, audit, reporting and authority requirements;
• protect Ras Equity’s rights, confidential information, introductions, commission claims and legitimate business interests.

We do not sell personal data. We do not permit third parties to use personal data for their independent marketing unless you have separately consented or another lawful basis applies.

5. Legal Bases

Depending on the activity and as permitted under the UAE PDPL, processing may be based on:

• your consent, including where required for optional marketing or non-essential cookies;
• negotiating, entering into or performing a contract or requested service;
• compliance with legal and regulatory obligations;
• protection of rights and legal claims, public interest or other grounds recognised by applicable law;
• Ras Equity’s legitimate interests in operating, securing and promoting its business, managing relationships and protecting introductions and commercial rights, where those interests are not overridden by your rights.

Where processing relies on consent, you may withdraw consent at any time. Withdrawal does not affect lawful processing carried out before withdrawal and does not require deletion where retention is otherwise legally permitted or required.

6. Sharing and Disclosure

We may disclose relevant personal data, on a need-to-know basis, to:

• developers, owners, landlords, buyers, sellers, tenants, brokers and counterparties where necessary to evaluate or progress a transaction;
• Dubai Land Department, RERA, trustees, municipalities, land authorities, courts, law-enforcement, regulators and government bodies where required or appropriate;
• banks, mortgage providers, insurers, payment providers and financial institutions where relevant to your matter;
• lawyers, auditors, accountants, valuers, surveyors, translators, consultants and other professional advisers;
• IT, hosting, cloud, CRM, analytics, communications, document-management, cybersecurity and marketing service providers subject to appropriate obligations;
• potential purchasers, investors or advisers in a genuine corporate transaction involving Ras Equity, subject to confidentiality and legal safeguards.

7. International Transfers

Because clients, principals, developers, advisers and service providers may be located outside the UAE, personal data may be transferred internationally. Ras Equity will use transfer mechanisms and safeguards required by applicable law, which may include transfers to jurisdictions recognised as providing adequate protection, contractual safeguards, necessity for a transaction or legal claim, or explicit consent where appropriate.

8. Data Retention

We retain personal data only for as long as reasonably necessary for the purposes described, including legal, accounting, KYC/AML, regulatory, evidential, dispute, commission and reporting requirements. Retention periods vary by record type. Transaction and due-diligence records may be kept longer than general Enquiries. When data is no longer required, it will be deleted, anonymised or securely archived, subject to lawful exceptions.

9. Security and Confidentiality

Ras Equity uses appropriate technical and organisational measures designed to protect personal data against unauthorised access, disclosure, alteration, loss or misuse. Measures may include role-based access, secure storage, authentication, backups, confidentiality duties, vendor controls and incident-response procedures. No system is completely secure; users should avoid sending unnecessary sensitive data through unsecured channels.

10. Your Rights

Subject to the UAE PDPL, applicable exceptions and identity verification, you may have rights to:

• obtain information about processing and request access to personal data;
• request correction or completion of inaccurate data;
• request deletion where the legal conditions are met;
• restrict or object to certain processing;
• withdraw consent where processing is consent-based;
• request transfer of data where applicable;
• object to certain automated decisions and request human review where applicable;
• complain to the competent UAE data-protection authority.

A request may be refused or limited where permitted by law, including to protect others’ rights, legal privilege, confidential business information, regulatory duties or the establishment, exercise or defence of legal claims.

11. Direct Marketing

Where permitted, Ras Equity may send relevant property opportunities, market updates and service communications by email, telephone, SMS, WhatsApp or similar channels. Consent will be obtained where required. You may opt out using the unsubscribe method provided or by contacting us. We will retain a minimal suppression record to respect your preference.

12. Cookies and Analytics

The Website may use essential cookies for security and functionality and, where enabled, analytics or advertising cookies to measure performance and improve marketing. Non-essential cookies will be used through an appropriate consent mechanism where required. You may adjust cookie preferences through the Website banner or browser settings; disabling cookies may affect functionality.

13. Children

The Website and services are not directed to children. We do not knowingly collect children’s personal data through the Website. A parent or guardian who believes a child has submitted data should contact us.

14. Proprietary Business Records and Misuse

Personal data remains subject to the rights granted to individuals under applicable law. Separately, Ras Equity owns or controls its proprietary CRM configuration, selection and arrangement of business records, internal notes, relationship history, lead-source attribution, introductions, analyses and confidential commercial information. No User acquires a right to extract, copy, reuse or commercially exploit those systems or records.

15. Updates

We may update this Policy to reflect changes in law, technology or practices. The effective date will be revised and material changes will be notified where required.
