1. About These Terms

These Terms & Conditions (“Terms”) govern access to and use of www.ras-equity.ae, its subdomains, landing pages, forms and related digital services (collectively, the “Website”). They also govern general enquiries and communications initiated through the Website, except where a separate written agreement applies.

By using the Website, you agree to these Terms and acknowledge the Privacy Policy in Part B. If you do not agree, do not use the Website. Certain obligations—particularly brokerage fees, mandates and transaction-specific duties—arise only where separately agreed, documented or otherwise established under applicable law.

2. Definitions

“Ras Equity”, “we”, “us” or “our” means Ras Equity Real Estate LLC, Dubai, UAE.

“User” or “you” means any person or entity accessing the Website or communicating with us through it.

“Services” includes real-estate brokerage, property sourcing, sales and leasing support, advisory, market intelligence, valuation coordination, negotiation, conveyancing coordination, property-management support and related services, to the extent lawfully offered and separately agreed.

“Enquiry” or “Lead” means an expression of interest, request, contact detail or other information submitted to Ras Equity.

“Introduction” has the meaning in Part C and includes property, counterparty or opportunity information first communicated or facilitated by Ras Equity.

3. Website Information; No Professional Advice

Website content—including listings, market commentary, community guides, forecasts, yields, investment scenarios and general observations—is provided for general information only. It does not constitute legal, tax, financial, accounting, technical or investment advice, and it must not be relied upon as a substitute for independent professional advice.

Property particulars, images, plans, dimensions, prices, incentives, availability, completion dates, service charges, rental figures, yields and projections may be supplied by developers, owners, portals or other third parties and may change without notice. Users must independently verify all material information before making a decision.

4. No Automatic Mandate or Engagement

Browsing the Website, submitting an Enquiry, requesting details, receiving general information or corresponding with Ras Equity does not by itself create an exclusive mandate, fiduciary relationship, advisory engagement or obligation to complete a transaction. A transaction-specific engagement, brokerage appointment or fee obligation will be governed by the relevant written agreement, DLD/RERA form, booking document, offer, memorandum, invoice, acknowledged introduction or other legally recognised evidence.

5. Eligibility and User Obligations

You represent that you have legal capacity to use the Website and that information you submit is accurate, current and lawful. You must not:

• impersonate another person, submit third-party personal data without authority, or provide false or misleading information;
• use the Website for unlawful activity, fraud, harassment, spam, competitive intelligence or unauthorised solicitation;
• interfere with Website security, access restricted areas, introduce malicious code, or attempt to reverse-engineer the Website;
• use automated tools to scrape, harvest, index or extract content, listings, contact data or databases without written permission.

6. Intellectual Property, Brand and Database Protection

The Website and all associated content—including the Ras Equity name, logo, marks, taglines, design, layout, text, images, videos, research, reports, brochures, presentations, listing descriptions, compilations, databases, CRM structures and proprietary methodologies—are owned by or licensed to Ras Equity and are protected by applicable intellectual-property, confidentiality and unfair-competition laws.

Except for temporary viewing for personal, non-commercial use, you may not copy, reproduce, republish, modify, distribute, frame, mirror, sell, license, create derivative works from, remove attribution from, or commercially exploit any Ras Equity content without prior written consent. You may not use the Ras Equity name, logo, identity or confusingly similar branding in any company name, domain, social-media account, advertisement, publication, metadata, keyword, representation or communication without written authority.

7. Listings, Third-Party Materials and Links

The Website may include third-party content and links. Ras Equity does not control and is not responsible for third-party websites, platforms, policies, cybersecurity, accuracy or availability. A link or reference does not constitute endorsement. Third-party materials remain subject to their owners’ rights and terms.

8. Enquiries, Communications and Marketing Preferences

When you submit an Enquiry, Ras Equity may contact you to respond, qualify your requirements, arrange appointments and present relevant properties or services. Marketing communications will be sent where permitted by law and, where required, on the basis of your consent. You may opt out of marketing at any time; operational or transaction-related communications may still be sent where necessary.

9. KYC, AML and Compliance

Where required for a proposed engagement or transaction, Ras Equity may request identification, beneficial-ownership, source-of-funds, source-of-wealth and other due-diligence information. Ras Equity may decline, pause or terminate an engagement, and may make disclosures to competent authorities, where required by applicable anti-money-laundering, sanctions, fraud-prevention or other law. Ras Equity is not required to disclose any action where disclosure is prohibited.

10. Non-Circumvention and Commission Protection

The Non-Circumvention & Commission Protection Policy in Part C forms part of these Terms. Website use alone does not replace any mandatory DLD/RERA form or separate brokerage agreement. Commission entitlement and enforcement remain subject to the evidence, written arrangements and applicable UAE and Dubai law in each transaction.

11. After-Sales and Third-Party Services

Ras Equity may, as a convenience, coordinate or introduce third-party services such as mortgage, conveyancing, trustee, valuation, inspection, snagging, maintenance, fit-out, moving, visa, insurance or property-management services. Unless expressly agreed in writing, such providers act independently and Ras Equity does not guarantee their work, pricing, timing, regulatory status or outcome.

Any after-sales assistance is provided on a reasonable-efforts basis and does not make Ras Equity responsible for the obligations of a developer, owner, landlord, tenant, authority, bank, trustee or other third party. Separate fees may apply where agreed.

12. No Warranties

The Website is provided on an “as is” and “as available” basis. To the maximum extent permitted by law, Ras Equity disclaims implied warranties of accuracy, completeness, merchantability, fitness for a particular purpose, uninterrupted availability and freedom from harmful components. Nothing in these Terms excludes a warranty or duty that cannot lawfully be excluded.

13. Limitation of Liability

To the maximum extent permitted by applicable law, Ras Equity is not liable for indirect, incidental, special, punitive or consequential loss, loss of profit, opportunity, data, goodwill, rental income or anticipated return arising from Website use, third-party content, market changes, property decisions or service interruptions.

Where liability cannot be excluded, Ras Equity’s aggregate liability arising solely from Website use will be limited to the greater of the amount directly paid by the User to Ras Equity for the specific Website-related service giving rise to the claim or AED 1,000, except where a different limitation is required by law or agreed in a signed engagement.

14. Indemnity

To the extent permitted by law, you will indemnify Ras Equity, its officers, employees and agents against claims, losses, liabilities, penalties and reasonable legal costs arising from your unlawful use of the Website, infringement of third-party rights, unauthorised use of Ras Equity’s name or materials, submission of data without authority, or material breach of these Terms.

15. Suspension and Termination

Ras Equity may restrict, suspend or terminate access to the Website where reasonably necessary for security, maintenance, legal compliance, suspected misuse or protection of Ras Equity or third parties. Clauses intended by their nature to survive termination—including intellectual property, confidentiality, non-circumvention, fees, liability, indemnity and governing law—will survive.

16. Changes

Ras Equity may update these Terms to reflect changes in law, services, technology or business practices. The effective date will be updated. Material changes will be notified where legally required. Continued use after the effective date constitutes acceptance of the revised Website terms, but does not retroactively amend a separately signed agreement.

17. Governing Law and Jurisdiction

These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. Subject to any mandatory dispute-resolution process or jurisdiction, the courts of Dubai will have exclusive jurisdiction.

18. General

If any provision is held invalid or unenforceable, it will be modified to the minimum extent necessary and the remaining provisions will continue. A delay in enforcement is not a waiver. No person other than the parties has a right to enforce these Terms, except Ras Equity’s affiliates, officers, employees and licensors where expressly stated. In case of conflict, a signed transaction-specific agreement prevails over these Website Terms for that transaction.
